Why We Love Building in Historic Dublin

At Epic Group, we believe every home should tell a story. Few places capture this balance quite like Historic Dublin, where walkable streets and historic character meet the comforts of modern living. Building here gives us the opportunity to create homes that honor Dublin’s timeless character while meeting the needs of today’s families. 

A Place Rooted in History 

Historic Dublin is filled with charm. Stone walls dating back to the 19th century, preserved architecture, and strict zoning codes all work together to maintain the area’s timeless character. For builders like us, this presents both an opportunity and a responsibility to ensure that every new home blends seamlessly with the existing neighborhood while offering the comfort and convenience homeowners are looking for. 

One of our favorite projects in Dublin was 158 S High Street, which, from the front elevation, appeared as a quaint cottage that has been part of the streetscape for generations. Behind that classic exterior, however, we brought to life an expansive 5,000-square-foot home filled with soaring beams, multiple fireplaces, and modern amenities. The result was a home that embraced the history of its surroundings while delivering the luxury of today.

Community that Feels Like Family 

But anyone who lives in Historic Dublin knows that what makes it truly special is not just the architecture; it is the people. The neighborhood thrives on connection, whether it is friends gathering for daily walks, neighbors chatting on porches, or families strolling to the library, farmers’ market, or their favorite restaurant. The walkability of the area is a daily reminder that home is about more than four walls. It is about belonging to a community. 

In our South High project, the home design centered around welcoming visiting children and grandchildren. First-floor living provided everyday comfort for the homeowners, while the basement featured two guest suites, a lounge, and space for games. It was designed not only to fit their lifestyle but also to reflect the sense of togetherness that defines Dublin.

Stories of Legacy & Leadership 

Dublin is a city layered with history and leadership. From former mayors who helped shape the city to families who have lived here for generations, the homes carry legacies that continue to inspire. Many properties in Historic Dublin are treasured heirlooms, passed down or preserved with care. 

One of our favorite remodels involved a home originally built in the 1950s by a former Dublin mayor. The property sat on the edge of the Scioto River with incredible views but needed significant updates. By opening up the living spaces, adding a sunlit dining room, and creating an outdoor retreat complete with a kitchen and pergola, we were able to bring new life to the home while respecting its deep community roots. It was a project that connected the city’s history to a family’s future.
