As one of the top custom home builders and remodelers in Columbus, Ohio, the team at Epic Group always has our eyes on market trends. We recently caught up with Mandy Dyas, Realtor with Rolls Realty and our real estate liaison, to discuss the latest shifts we’re observing. One notable trend is a growing interest in remodeling as buyers seek personalized and cost-effective alternatives to buying new homes. Here’s a closer look at what’s happening in the market right now:
Supply Chain Stability
Let’s start with some good news about the supply chain. Remember the material delays we faced a couple of years ago? Well, those days are behind us. Our recent projects haven’t hit any significant supply chain roadblocks, which means no major delays for our clients. Things have really leveled out, allowing us to keep projects on schedule and stress-free.
Market Dynamics: Speed of Home Sales
The housing market is always changing, and right now, it’s slowing down a bit. We’re still in a seller’s market, but homes aren’t selling quite as fast as they were last year or the year before. For example, in the Dublin school district, homes are averaging 53 days on the market. That’s still pretty quick, but it’s a noticeable change from the past couple of years.
New Construction vs. Remodeling
One of the biggest challenges for first-time home buyers today is affordability. With rising mortgage interest rates and skyrocketing home values, buying a new home without any equity can be tough. New construction is a popular option because it allows people to get exactly what they want in a home, something you can’t always find in a resale. Even though it’s still expensive, the ability to customize every detail makes it a worthwhile investment for many.
At Epic, crafting your bespoke home happens to be our specialty. We currently have two open lots in the heart of old Historic Dublin that could be the perfect place for you to call home.
That said, many existing homeowners have been leaning into remodeling their current homes to better fit their needs as a great alternative to buying new. At Epic Group, we’ve been busier than ever with renovation projects, with over half of our currently active projects being remodels. Homeowners are finding that renovating offers them the chance to personalize their spaces without the high costs associated with new construction.
